General Considerations:

The property is located at 480 metres from the main road, from the Palm Beach Hotel

The shape is a long rectangle of land: the two bases are 32 metre wide at the narrower side and 60 metres wide at the larger side

The total length is 770 metres, going up in the mountain

The lowest part of the property starts at 20 metres above sea level while the highest point is at an altitude of 260 metres.

Access road: it is possible presently to access by car to about 80 metres from the land, but a road reserve exists in the official maps, to develop a motor able road to the land. We have considered this cost while setting up the asking price.

Building Restriction:

Presently on Praslin, there is a building regulation limiting the construction to the areas under the 50 metres above sea level.

In the case of this property, it limits the construction possibilities

We have painted in red the contour showing the 50 metres contour above sea level. Under this altitude there is plenty of surface to  build a nice size villa, in mother nature.

 Each contour gives a 10 metres declinsion.

Total buildable area: 1848 m2, a kind of rectangle of 32 metres wide by an average 56 metres long.

In the asking price, we mainly counted for that buildable area and the rest of the 41,170m2 is really a bonus as an immense natural garden.

What can we do with these 41,170 m2 ?

First of all, the area is natural and one can find so many fruit trees.

As you will see in the large map below, the Durand River has its spring on the land and runs on a distance of about 68 metres on the property before going to the neighboring property. A river means water for agriculture and also eventually, to be studied, a cottage business for bottling water.

Another business opportunity would be the combination of planting more fruit trees and keeping bees. There is always a great demand of honey, locally and Internationally and in a such natural and untouched area, a beekeeper would do wonder.  [local or International] Beekeepers or International organizations would certainly assist for teaching the techniques to a motivated entrepreneur.

In any case, in the asking price, a very marginal value has been given to this huge garden!

The asking price has been adjusted in relation to the fact that the road has to be developped,

A Grand Anse, a 450 metres de l'hotel Palm Beach, un terrain de 41,170 m2, monte dans la montagne.

Il est de forme rectangulaire dont la largeur la plus etroite a 32 metres, tandis que au sommet la largeur est de 60 metres; la longueur du rectangle est de 770 metres.

Le terrain demarre a une altitude de 20 metres au dessus du niveau de la mer et le point le plus haut est a 260 metres d'altitude. Cependant a cause des reglementations actuelles d'urbanisme, aucune construction ne peut etre erigee au dessus d'une altitude de 50 metres sur l'ile de Praslin.

Si vous observez donc les cartes, nous avons indique en rouge la courbe de niveau delimitant l'altitude de 50 metres, qui vous indique ou une construction peut etre construite. La surface utile pour la constructuction est estimee a 1848 m2  

Il existe un chemin carrossable qui arrive a environ 80 metres du terrain mais sur tous les plans officiels, vous trouvez dessinee une reserve qui est prevue pour une route carrossable jusque au terrain

Que faire avec tout le reste de cette surface?

Un magnifique jardin ou vous trouverez des fruits, mais on peut imaginer un developpement de plus encore d'arbres fruitiers et parallelement une activite apicole. Placer des ruches dans un endroit tellement naturel devrait faire la joie d'apiculteurs. De plus si vous observez la carte a nouveau, vous verrez que une riviere -la riviere Durand- (pas Dupond!) prend sa source sur le terrrain et le traverse sur une distance de 68 metres avant de passer sur le terrain voisin. Ceci vous garantit de l'eau fraiche toute l'annee pour une activite agricole et, a verifier, peut etre adequate pour etablir une petite entreprise de mise d'eau en bouteilles. De toute facon, quoi que vous decidiez, le prix demande n'inclut qu'une valeur tout a fait marginale a ce fond de jardin!

Le prix demande tient compte de la route a developper, de la surface qui peut etre allouee a la construction, et de ce fond de jardin immense. Le prix demande doit etre considere raisonnable.
